Do Termites Live Under Artificial Grass in Australia
Termites cannot eat synthetic turf, but the base, edges and slab inspection zone still matter. Here is what Australian buyers and sellers should check.

The short answer
Termites cannot eat artificial grass. The pile is a synthetic polymer, not cellulose, so it holds no food value and gives a colony no reason to move into it. That is the easy part of the question.
The harder part is what sits underneath and around the lawn, because that is where a synthetic lawn can genuinely change something. A compacted crushed-rock base with no soil contact for timber is a poor environment for a termite colony to establish in. A turf edge that runs up against a fence paling, over a slab perimeter, or hard against a timber deck post can hide the exact evidence a termite inspector needs to see. In Australia, where pre-purchase timber pest inspections are close to routine on any established home, that second point matters more than most people installing a lawn ever think about.
Why this comes up more in Australia than overseas
Most of the country sits inside termite range. Subterranean termites, the group responsible for almost all structural damage here, need soil contact and reliable moisture, and large parts of Australia give them both. Coptotermes acinaciformis is generally regarded as the most damaging species nationally, with other genera such as Schedorhinotermes and Nasutitermes also common.
Australian building practice reflects that risk. New construction follows a termite management standard, AS 3660.1, requiring a chemical barrier such as a treated zone or reticulation system, a physical barrier such as stainless steel mesh or graded stone, or a concrete slab built and detailed to act as part of the barrier. On top of that, a pre-purchase timber pest inspection, carried out to AS 4349.3, is close to standard practice whenever an established house changes hands, and the standard recommends an annual check afterwards, more often in high-risk areas or on a property without an active management system. That combination of building code and routine inspection is why a landscaping choice gets scrutinised for termite risk far more here than overseas.
What a colony needs to move in
A subterranean termite colony needs three things at a site: a reliable moisture source, soil it can tunnel through, and a wood or cellulose food source within reach. Termites build mud tubes out of soil, saliva and faeces to travel between the two, whether searching for food, running to an established source, or dropping back down to the ground from timber above soil level.
None of the three is supplied by the turf itself. A properly built base, crushed rock screeded and compacted with no exposed soil, gives a colony nothing soft to tunnel through and nowhere to build a shelter tube unseen. What can still supply all three is everything the lawn sits next to: a timber fence post buried in the ground, a garden bed banked against the house, an old stump left under the new lawn, or a slab edge the turf has been run straight over.
Where turf helps, and where it does not
A synthetic lawn removes some of what a real lawn or garden bed can offer a colony. It has no organic thatch layer, no irrigation keeping the topsoil damp, and no root system decaying into the ground. That is a small gain, since a mown lawn was never a major termite food source to begin with. The wood in your fence, your deck, your garden edging and your house frame was always the target, and turf changes none of that.
The real risk: hiding the inspection zone, not feeding a colony
This is the part that is specific to how turf gets installed, and the one worth taking seriously. AS 3660 calls for an exposed strip, commonly cited at a minimum of 75mm, around the base of a slab or footing, kept clear of render, cladding, paving, soil, garden beds and turf. If a colony tries to cross from the soil into the building, it has to build a mud tube across that visible strip, where a homeowner or inspector can spot it before it reaches structural timber.
Run turf edging, or a garden bed under turf, straight up against the slab with no gap, and that visibility disappears. A slab edge concealed by turf, paving or landscaping is a compliance problem under the standard and a genuine blind spot for the annual inspection Australian practice recommends.
The same logic applies to a timber fence post, deck post or retaining wall timber run into the ground and then boxed in by a hard turf edge. Timber-to-soil contact is a termite risk with or without a lawn nearby, but a turf edge that buries the base of the post in loose fill, rather than leaving it visible, makes a developing problem harder to catch early.
If a property already has a termite management system such as a chemical reticulation line or a physical barrier around the perimeter, it usually needs periodic access for re-treatment or inspection. Check where those access points sit before edging is set in concrete or glued hard against the house.
Installation choices that keep this simple
Most of what matters here is standard good practice rather than anything termite-specific. Screed and compact a crushed-rock base properly, the same base that gives a flat, long-lasting lawn, and you have already removed the soft, undisturbed soil a colony would prefer. Keep the turf edge and any edge restraint clear of the slab perimeter, and where the lawn meets a timber post, fence base or retaining wall, leave the timber-to-ground junction visible rather than filling right up to it. Buying or selling a home with turf already installed
If you are buying an established property with an existing synthetic lawn, ask the pre-purchase inspector whether the turf conceals any part of the slab perimeter, and expect that limitation noted in the report if it does. AS 4349.3 inspections are visual, so an inspector cannot lift installed turf to check underneath, and a fully concealed slab edge is a genuine gap in what the report can confirm.
Selling, or installing turf before a sale, is the easier case. Leaving the standard exposed strip along the house and any timber structures avoids creating that gap at all, and it costs nothing extra to plan for at install time.
